Concern Granule Loss — Moderate

Moderate granule loss observed on the south-facing slope of the roof, consistent with end-of-life shingle wear. Functional at the time of inspection but nearing the end of typical service life. Recommend evaluation by a licensed roofing contractor.

Major Granule Loss — Heavy

Heavy granule loss observed across multiple slopes. Asphalt mat is visibly exposed in several locations. Roof has reached the end of its service life. Recommend full replacement by a licensed roofing contractor before next freeze-thaw cycle.

Major Chimney Flashing Failure

Step flashing at the chimney is rusted through in two locations. Active water entry is likely during wind-driven rain. Recommend repair by a licensed roofing contractor.

Note Ridge Vent — Adequate

Continuous ridge ventilation is present and unobstructed. Adequate intake from soffit vents was observed.

Concern Missing Drip Edge

No drip edge flashing observed at the eave. Recommend installation by a licensed roofing contractor at next roof maintenance interval.

Note Patched Repair

A previous repair was observed at the south slope using mismatched shingles. Repair appears functional but may indicate a prior leak.

Concern Plumbing Vent Boot — Cracked

Rubber plumbing vent boot is cracked and split. Water entry around the vent is likely. Recommend replacement by a licensed roofing contractor.

Note Roof Covering Type

Roof covering material identified as architectural asphalt shingle, manufactured 2008 (18 years old at time of inspection).
