Concern Polybutylene Piping

Polybutylene (PB) supply piping identified at the water heater connections and at visible runs in the basement. Subject to known failure modes and may be flagged by insurance carriers. Recommend evaluation by a licensed plumbing contractor.

Concern Galvanized Supply Piping

Galvanized steel supply piping observed in the basement. Galvanized pipe is subject to interior corrosion that restricts flow over time. Functional at the time of inspection but recommend evaluation by a licensed plumbing contractor.

Note Water Heater Age

Water heater manufactured 2009 (16 years old at time of inspection). Functional at the time of inspection but nearing end of typical 10-15 year service life. Plan for replacement.

Major Water Heater TPR Discharge

Temperature/pressure relief valve discharge line terminates inside the water heater pan rather than to the exterior or to an approved drain. Violation of plumbing code. Recommend correction by a licensed plumbing contractor.

Concern Missing Main Shut-Off

Main water shut-off valve was not located. Recommend identifying and labeling the main shut-off so it is accessible in an emergency.

Note Toilet — Loose at Floor

Toilet in main bathroom rocks slightly at floor connection. Recommend tightening closet bolts and replacing wax ring.

Note Slow Drain

Bathroom sink drain is slow. Likely partial blockage in the trap or drain line. Recommend cleaning by occupant or plumbing contractor.

Concern Water Pressure High

Static water pressure measured at 92 psi at the hose bib. Exceeds 80 psi maximum allowed by most plumbing codes and accelerates wear on appliances and fixtures. Recommend installation of a pressure-reducing valve by a licensed plumbing contractor.
