Mold in Attic Insulation
01 · What it is
What is mold in attic insulation?
Mold growth in attic spaces typically appears on the underside of roof sheathing or on insulation. It is caused by moisture loading from bath exhaust fans terminated in the attic, insufficient ventilation, or ice damming on the roof exterior.
02 · Why it matters
Why inspectors flag this
Attic mold is a moisture-management finding, not just a biological one. The mold itself is treatable but the moisture source must be corrected or it recurs. Inspectors document the growth pattern, photograph the source, and recommend remediation plus source correction.

How professional inspectors report it
Liability-safe sample comment
Dark growth observed on the north-facing roof sheathing covering approximately 40 sq ft. Moisture meter reading of 28% on affected sheathing confirms wet substrate. Root cause appears to be bath exhaust fan terminated in attic rather than to exterior. Recommend remediation by a licensed mold remediator and correction of the exhaust termination by a licensed contractor.
