Foundation Step Cracking

Stair-step crack pattern through mortar joints of a concrete block foundation wall
Stair-step crack pattern through mortar joints of a concrete block foundation wall

01 · What it is

What is foundation step cracking?

Step cracks (or stair-step cracks) follow the mortar joints in a block or brick foundation wall in a stair-step pattern. They typically indicate differential settlement.

02 · Why it matters

Why inspectors flag this

Step cracks are one of the most common foundation findings and the severity depends on width, displacement, and active movement. A hairline static crack may only need monitoring; a 1/4-inch wide displaced crack requires evaluation by a licensed structural engineer.

03 · Example report wording

How professional inspectors report it

Liability-safe sample comment

Stair-step crack pattern observed in the east foundation wall, beginning approximately 6 feet from the southeast corner and extending upward through the mortar joints to the rim joist. Crack width is approximately 1/8 inch with no visible displacement. Recommend monitoring with crack monitors and re-evaluation in 12 months. If crack widens or shows displacement, evaluation by a licensed structural engineer is recommended.
