What is foundation step cracking?
Step cracks (or stair-step cracks) follow the mortar joints in a block or brick foundation wall in a stair-step pattern. They typically indicate differential settlement.

Why inspectors flag this
Step cracks are one of the most common foundation findings and the severity depends on width, displacement, and active movement. A hairline static crack may only need monitoring; a 1/4-inch wide displaced crack requires evaluation by a licensed structural engineer.

Stair-step crack pattern observed in the east foundation wall, beginning approximately 6 feet from the southeast corner and extending upward through the mortar joints to the rim joist. Crack width is approximately 1/8 inch with no visible displacement. Recommend monitoring with crack monitors and re-evaluation in 12 months. If crack widens or shows displacement, evaluation by a licensed structural engineer is recommended.
